Selling a Hamptons Home With Confidence

Selling a home in the Hamptons is about timing, preparation, presentation, expertise and trust. My goal is to make sure your property is presented with great care, well-researched and priced, and in its best possible condition--so you can realize top dollar in a smooth transaction and closing.

Step 1: Engage Liz Carey as Listing Agent

If you would like your home to be beautifully presented, with great attention to detail, then look no further! I will make sure your house comes to market in its best possible condition, and will shout it from the rooftops (or keep it quiet and off-market if you prefer) to be sure that we reach your ideal buyer. My guidance will ensure that the sale process is smooth and profitable for you.

Step 2: Pricing

Pricing a house is both an art and a science, and it can be more than a little bit stressful. My knowledge of the Hamptons real estate market allows you to relax. My skill at data collection and deep market analysis combined with strong relationships with other agents empower us to set a price that is based in reality, makes sense in the market and yields excellent results.

Step 3: Pre-Launch Must-Dos

Before you list, you will want to line up a local RE attorney who can help you update your certificate of occupancy and manage the closing process. You will also need to order a new survey (ask me for my top surveyor picks), clean out the house (I have the Hamptons' best organizer on speed dial), ideally have the house pre-inspected and needed items fixed, and any needed updates or upgrades done (nothing too crazy-- think touch-ups not renovations.) The goal is to get your house camera-ready and free of any speedbumps that could stall a sale.

Step 4: Media

Visuals are the backbone of our marketing plan. I have the best vendors for photography, aerial photos, videography, floorplans, and more. I will supervise all of the media and can direct any necessary staging. Digital enhancement is possible if plant life is out of season or pools are closed, so you don't need to worry about anything.

Step 5: Marketing Launch

I will launch your property within Sotheby's Realty and then to the market at large, deploying an array of marketing campaigns across print and digital media, email, social media, a dedicated website, in person and virtual presentations, open houses and more. Technology like geofencing and buyer data collection allow us to track ads and tweak our strategy as we go.

Step 6: Negotiations

Once we receive an offer (or offers), I will work with you to evaluate the terms and contingencies along with the price, making sure you get everything you need as well as most of what you want. Once an offer is accepted, the buyer will do a home inspection, which may result in some renegotiation for needed fixes or a price credit. Once all is settled, all parties will sign the contract and the buyer will place a non-refundable 10% deposit in escrow.

Step 7: Closing Process

You have accepted an offer and are now very close to the end of your selling journey. But first, you and the buyer must agree upon a list of what needs to be done before closing. In some cases, your home may need to be formally inspected, surveyed, and appraised. In other cases, major or minor repairs will need to be made before the house can close. I will head up efforts to develop and execute this list, get each action item paid for by the correct party, and make sure everything is in order by the closing date. Miscellaneous details could include getting letters of certification from your vendors, preparing a vendor list for the buyers, remediating any overclearing on the property, and more. I will track every detail and meet any vendor at the house as needed.

Step 8: Sold!

On the day of the closing or just before, I will host a final walk-through of your home with the buyers and their agent to make sure everything is in order. If anything is amiss (rare), I will communicate to you as needed and we will make a plan to fix it or offer a credit at the closing table. You will likely have pre-signed your closing documents so you don't need to attend the closing, and will have wired funds to your attorney to pay accounts due as needed at the closing. After the closing, you will receive your money less any escrow, and I will give the buyer the keys to the house. And now it is time for your next adventure!
