A First Time Guide To Buying in the Hamptons

Buying a home in the Hamptons does not have to be hard. In fact, it can be a lot of fun. Whether you’re searching for a serene escape, a legacy property, or simply your next chapter by the sea, I will help you navigate every step with clarity and confidence. From our first conversation to the moment you hold the keys to your new home, I will support you in this process and will always remain available to help with all of your real estate needs in the Hamptons.

Step 1: Engage Liz Carey As Your Agent

Don't miss out! Navigating the Hamptons real estate market requires deep local knowledge and excellent relationships. As a Sotheby's agent, I am privvy to private listings before they launch (sometimes they never become public at all). As a Hamptons agent with strong connections to agents at other local firms, I hear about their listings before they come to market as well. (Often this is the only way my buyers have a chance to see or bid on a property before it gets snapped up.) As a lifelong second home owner here, I can share the do's and don'ts of local life, as well as use my local connections to enhance our search and purchase process.

Step 2: We Begin Our Search

For a home search, I listen carefully to your criteria: budget, location, size, amenities, location. I always say that buying a home in the Hamptons is like "Choosing Your Own Adventure." Do you dream of an equestrian estate near the Polo Grounds? Are you eager to be on the water? Do you see yourself as a surfer or maybe an sailor? Perhaps you'd like to have a small organic farm or a grand estate? There are many ways to live here across our myriad landscapes and villages and we will refine our search for as long as it takes for you to find the site of your next adventure. We will begin online as I send you ideas, and then we will plan for you to come out and tour houses. This process creates a shared vocabulary for us so we know when "the one" comes along. In addition to the fun stuff, we will be discussing the impact of closing costs on your budget, tax strategies to consider, finding you a local RE attorney (I have recs), assessing resale or rental potential and more.

Step 3: Go TIme

Once we identify a property you love, I will do our due diligence and then will help you craft an offer. We will include price but also timeline, contingencies, and terms. I will negotiate the offer with your full compliance. Once we come to terms with the sellers, we will order a home inspection, renegotiate if needed, and go into contract (you will deposit 10% of the sale price on signing). Along with your RE attorney, I will help to manage all needed tasks for a smooth closing.

Step 4: Over the Finish Line!

Leading up to the closing, you may have vendor estimates you'd like to get, or pre-closing tasks that need doing (searching for a buried oil tank, meeting a bank appraiser, etc.). I will oversee all of these details and guide you as we go so that nothing gets forgotten. On the day of the closing, you will feel serene and excited and ready to begin your life in your new home. I can't wait!
